At 18% of rent (inc. VAT), our fee reflects the depth and quality of service we provide. Every land‐ lord gets a named property manager — currently Jen Lacson — who knows your property, your tenants, and your priorities.

- Vetted Contractor Network — We instruct approved, cost-effective contractors and provide three competitive quotes for works over £1,000
- Bi-Annual Property Inspections — Two scheduled visits per year with full written reports to you
- Utility & Bill Management — We liaise with all service providers on changeovers
- Void Period Care — Property checks and security during vacant periods
- Compliance Renewals — We track and arrange renewal of all safety certificates before they expire
- Check-In & Check-Out Management — Professional inventory, check-in, and end-of-tenancy processes
- Deposit Negotiations — We handle dilapidation claims and deposit disputes at tenancy end
- Key Holding — Secure key holding throughout the tenancy
- Legal Notice Service — Serving of Section 8 or Section 21 notices and court attendance if required
