Q: What's the difference between Tenant Find, Rent Collection, and Fully Managed?

Tenant Find (12% inc. VAT): We find and vet a tenant, set up the tenancy, and hand over to you. Rent Collection (14% inc. VAT): Everything in Tenant Find, plus we collect rent monthly and manage arrears. Fully Managed (18% inc. VAT): We handle everything — tenant sourcing, rent collection, maintenance, compliance, inspections, and financial reporting.

Q: Can I switch to Drury Estates from another agent?

Absolutely. Our Management Takeover service handles the transition seamlessly, including deposit transfers and tenant communication. The takeover fee is £100 (inc. VAT) per tenancy.

Q: Do you manage properties for overseas landlords?

Yes. Drury Estates was originally founded to serve expatriate and overseas property investors. We handle HMRC Non-Resident Landlord obligations, provide detailed digital reporting, and ensure your property is managed to the same standard whether you’re in London or on the other side of the world.

Q: Are there any upfront costs before a tenancy starts?

Yes — there are standard pre-tenancy costs for legally required certifications (EPC, Gas Safety, EICR) and tenancy setup. These are clearly itemised on our fees page and typically range from £500–£900 depending on your property. [See pre-tenancy fees →]

About Compliance & Legal

Q: What safety certificates do I need as a landlord in London?

At minimum, you need a valid Energy Performance Certificate (EPC), Gas Safety Record (annual), Electrical Installation Condition Report (EICR, every 5 years), and compliant smoke and carbon monoxide alarms. Depending on your property, you may also need HMO licensing and a Legionella Risk Assessment. We manage all of this for our Fully Managed clients.

Q: Is my money protected with Drury Estates?

Yes. We are members of the Propertymark Client Money Protection scheme, which covers up to £50,000 per individual claim and is backed by a £15 million annual fund. We are also members of The Property Ombudsman for independent dispute resolution.

About Tenants

Q: How do you vet tenants?

Every applicant undergoes our five-step vetting process: identity verification, comprehensive credit check, employer reference, previous landlord reference, and Right-to-Rent verification. We only recommend tenants who pass all five stages.

Q: How quickly can you find a tenant?

In Central London Zones 1 and 2, well-priced and well-presented properties typically let within 2–4 weeks. We’ll give you an honest assessment of your property’s market position and expected timeframe during your free rental valuation.
